An alliance between Southwest Engineers, Inc. and Cantex Development, LLC announced recently their plans for a three-phase project to bring a new neighborhood featuring duplex housing and single family homes to a 165-acre property located behind the Walmart Supercenter.
According to information from the developers, Las Colinas will offer duplexes and homes built on 115 lots in the first two phases of the project as a way to help resolve the issue of temporary housing options such as RV parks and “man camps.”
The goal is to provide a nice community for Kenedy’s residents to come home to.
“It seems to be drawing a lot of interest – all positive so far, which is great,” said John Littlefield, president of Southwest Engineers.
Littlefield explained that the property had initially been planned for development as “Kenedy Station” by Abrego Development several years ago but the company decided not to move forward with development and ownership of the property is now in the process of transitioning to the new developers.
“We have a builder that we are partnering with,” Littlefield explained. “Origin Homes will be constructing all the homes. We are expecting at least some of the homes to be under construction while the streets and utilities are being constructed. That is our hope at least.”
“We already have people asking to reserve lots,” Littlefield said.
Developers expect completion of Phase 1 by late 2014 or early 2015. Phase 1 will include about 27 duplexes and 32 single family homes.
Three single family home models will be offered ranging in size from 1,336 to 1,791 square feet, and ranging in price between $169,900 and $219,900.
Three duplex models will be offered ranging in size from 1,367 to 2,069 square feet and ranging in price between $164,900 and $229,900.
Littlefield said the developers want to keep the cost of the new homes and duplexes as affordable as possible so that new residents as well as old residents will have the opportunity to buy a new home in Kenedy’s newest neighborhood.
“We can be successful by selling more homes,” Littlefield said. “The family aspect, is what we are trying to take care of. To make sure that the nurses, the teachers, the new city employees and whoever else is new to the community has something nice to be a part of.”
The main entrance to the Las Colinas subdivision will begin where Business Park Drive currently ends, transitioning from Business Park Drive to Las Colinas Parkway – the main thoroughfare for the subdivision.
Located about half a mile northwest of the high school football stadium, developers hope to at some point in time build a new street that will connect the new neighborhood to all three of the Kenedy ISD school campuses.
Littlefield is excited about the fact that so many people he has talked to about Las Colinas are so excited about a new opportunity to buy a new home.
As activity continues with energy companies operating in Karnes County, demand for new homes is high now and only expected to increase over time, Littlefield said.
Southwest Engineers is a family owned and operated company that has more than 30 years experience working with the City of Kenedy and the company plans to keep “family” as one of the cornerstone keywords of this project as it moves forward.
“I have been traveling through Kenedy my entire life, and to see something like this is a really neat experience,” Littlefield said.
